Mandatory Safety Regulations
These regulations are included in all service plans for all properties.
In addition, valid Property and Public Liability insurance specific for a short-term let property are required. These offer coverage for the unique risks associated with renting a property and protect the property, guests and landlord, including legal issues and compensation claims.
Fire Risk Assessment
every 12 months
A Fire Risk Assessment includes inspecting a property to identify potential fire hazards, ensuring sufficient measures are in place to prevent fires, and verifying adequate fire protection measures are implemented to protect guests.
Electrical Installation Report
every 5 years
An Electrical Installation Condition Report (EICR) invloves checking the safety of the electrical system within a property.
Gas or Oil Safety Certificate
every 12 months
A Gas Safety Certificate involves checking all gas appliances used within a property.
An Oil Safety Certificate involves checking all oil appliances used within a property.
Optional Safety Regulations
These regulations are not mandatory, however we recommend including them in our service plans to ensure guest safety.
Legionella Risk Assessment
every 12 months
A Legionella Risk Assessment identifies potential sources of Legionella bacteria within a property's water system and recommends control measures to prevent outbreaks. This is not currently a legal requirement for all UK holiday lets.
Portable Appliance Testing
every 12 months
Portable Appliance Testing (PAT) involves examining electrical appliances and equipment to ensure they are safe to use. This is not currently a legal requirement for UK holiday lets.
Energy Performance Certificate
every 10 years
An Energy Performance Certificate (EPC) rates the energy efficiency of a property.
